We begin on the roof, when it is dry and safe, and move across each slope looking for shingles that are worn, curled, cracked, bruised by hail or lifted by wind, along with exposed nails and loose ridge caps. We look at the metal pieces next: valley flashing, wall flashing, the seals around plumbing vents and the roof vents themselves. The gutters come after, since a buildup of granules there tells you how fast the shingles are wearing. Last, we visit the attic. Water stains, damp insulation, specks of daylight through the boards and trapped heat all show up there before they show anywhere else. Everything is photographed. Afterward, the photos get reviewed with you slowly, one at a time, sorting them into what needs attention soon, what to watch and what is fine. Ask as many questions as you like.
